Spawned from the dilemma facing Landlords and Property Investors in general, Xpello was founded to act as intermediary when Landlord meets Law. Some examples include:

 

  1. Xpello Informs and educates Landlords regarding the feasibility and legality of the various lease agreements proliferated across the industry and which are accepted by the courts.
  2. Assessing whether a lease agreement can be cancelled.
  3. Cancellation of lease agreements due to breach.
  4. Proceeding with an eviction application on behalf of the client, due to a Special Authority given to Xpello. Clients thus do not need to be involved in the legal process and only receive feedback from Xpello and the process.
  5. Client will be able to prevent many litigation matters and minimize damages suffered if they have access to a service provider that will be able to assist them throughout their lease period.
  6. As experts in the field of Evictions, Xpello is able to negotiate reasonable rates for clients for the various legal processes possible during an eviction.
  7. Once the eviction order is obtained, Xpello will furnish the client the details of the sheriff and a Warrant in order to arrange for the eviction to be attended to.
  8. Should the Respondents appeal the eviction order, Xpello will refer the client to a specialist property firm to attend to the appeal and arrange a discounted fees with the attorneys on the Landlord’s behalf.

a) This applies to clients from month 7 onwards.
b) The client will be entitled to all the services as set out in paragraphs 7 above , with no additional cost.

a) This applies to month five and six of being a client of Xpello.
b) The client will be entitled to the services as set out in paragraphs 1 to 3 above.
c) If the services as set out in paragraph 4 to 8 are required, the client will be paying the amount of R2500.00 towards the eviction cost.

a) This applies to the first four months of being a client of Xpello.
b) The client will be entitled to the services as set out in paragraphs 1 to 3 above.
c) If the services as set out in paragraph 4 to 8 are required, the client will be paying the amount of R6000 towards the eviction cost.

Xpello’s clients remain clients for the entire duration of a lease agreement and any person can become a client at any stage of the lease agreement. Since we do not want to turn away prospective clients, we reward clients who manage their property in such a way as to prevent and mitigate damages. All this service as set out above for not more than R175.00 (Incl VAT) per month. This amount might be reduced upon receiving the application.
